Thomondgate
Housing
Client: Associated Charities Trust
Completion: 2025

This development comprises eighteen one-bedroom apartments, purpose designed as step-down accommodation for residents transitioning from a women’s refuge. The building is situated on a former mixed-use industrial brownfield site adjacent to the river. Given this proximity the building has been designed to withstand 1-in-100-year flood events. This was achieved by elevating the ground floor on a raised plinth above quay level, mitigating flood risk while maintaining accessibility and integration with the surrounding urban context.

In response to the needs of the client group, the apartments are designed with secured access and minimal private amenity space to ensure safety and privacy. A shared, secure courtyard is provided to offer residents a communal outdoor area. The overall layout promotes passive surveillance of adjacent streets and pedestrian routes, contributing to improved neighbourhood safety and cohesion.
